1. To confirm a booking we require a one night non refundable deposit, this can be paid by card over the phone or cheque, payable to Kelston Guest House. (Cheques must be received 14 days prior to arrival). Confirmation of your booking will be sent on receiving your deposit, full terms and conditions apply.
  2. Full payment by cash or card is required on arrival, we accept most major credit / debit cards.
  3. Cancellation incur the charge of 100% of the first night stay of the confirmed booking. For No Shows we will charge the full amount of your booked stay, as no notice of cancellation is given. Therefore we recommend that guests, take out suitable travel insurance.
  4. Amendment to bookings – If you need to change your dates, length of stay or room type, where possible we will use the non refundable deposit for the original booking. Amendments must be made at least 14 days before the date of arrival for us to re-use the original non refundable deposit. The deposit required may need to be increased if the room type or date period changes. With this in mind, we strongly recommend that guests have adequate holiday insurance to cover the loss of deposit paid.
  5. Due to the smoking law, from the 1st July 2007 to is illegal to smoke inside the guest house. Guests therefore are asked to smoke outside the premises. (Being respectful of our outside area) Any guests found smoking in the guest house will be asked to leave immediately and no refund will be given. Should we incur a fine due to a guest smoking on the premises, this cost will be charged back to the booking lead name or the credit/debit card held.
  6. We understand that guests especially with children will bring back food and drink to use in guest house. We ask that food is only consumed in the dining room and not in guest rooms. We do ask guests to respect other guests staying and future guests, therefore any damage i.e. stains to bedding, carpets, furniture etc, will be charged to the credit or debit card held, or a bill will be sent to the booking lead name. We ask guests to dispose of any food products carefully and securely. If we feel that guests are not respecting our guest house, we have the right to stop guests bringing food and drink back into guest house / rooms.
  7. Children discounts are given to children aged between 0-14 years only. Children over 14 years will be expected to pay full adult rate. Discounts are only given with 2 full paying guests.
  8. We are a family run guest house and we ask guests to respect our family home, our neighbours and other guests paying to stay within the guest house. We have the right to evict any guest or guests that are not respecting other guests, family members, our home or our neighbours.
  9. Any damage to our property or stolen items will be charged to the booking lead name or the credit/debit card held. If damage or losses of items/property mean that we are unable to use a guest room or part of the guest house, we will charge those responsible with our loss of earnings.
  10. Guests are not permitted to bring other people back to the guest house that is not paying guests without prior arrangement with the owners of Kelston Guest House. Any additional people found spending the night in the guest house will be asked for payment immediately.
  11. The room keys are part of a master suite – this means they open the front doors and your room only. (They are unable to be cut by a normal locksmith). There is one key per room, guests are expected to communicate between each other sharing a room to ensure they are able to gain entry to the guest house when required. There will be a £30 charge for the loss of a room key.
  12. We have the right to remove any guests that we feel are bringing our business into disrepute, being disrespectful to our business and home, causing trouble / damage to our business.
  13. Permits / Car Parking – We offer our guests (subject to availability) free use of parking permits to park in zone A (most streets around the guest house). Car registration is required on booking. Permits must be returned on departure. It is your responsibility to ensure the permit is on display and can be seen clearly on your dashboard. Kelston Guest House take no responsibility for parking tickets if the permit is not on display, if you are parked outside of zone A or you have stayed over your allotted time in a permit area. Although we believe this area to be safe, we can not be held responsible for any damage caused to your vehicle whilst staying at our guest house. As this is a permit parking area we cannot always guarantee that guests will be able to find a parking space.
  14. We do not accept bookings for minors without adult supervision. Guests must be over the age of 18 to make a booking and minors under 18 years old are only permitted to stay in the guest house with a parent/guardian or proper adult supervision.
  15. Group bookings – We do not accept stag or hen parties in our guest house. For group bookings, please contact us direct to discuss the nature of the group and room provisions. We require a one night non refundable deposit on all members of the group and full payment is required on arrival. If the group number reduces, within 14 days prior to arrive, the full price quoted is required and no reduction in price will be made.
  16. We cannot accept responsibility for guests that make a booking without ensuring the room is suitable for their requirements, be it accessibility or suitable for the number of people staying.  We will not accept guests on arrival if you have exceeded the maximum number of guests permitted in the room booked.
  17. Due to changes in credit/debit card laws please read terms and conditions of your booking with us. Charge backs will not be accepted if you cancel your booking, cause damage to our property, asked to leave due to smoking or refunds after you have stayed.
  18. Please note, guests using booking sites, e.g. Late Rooms, Booking.com must ensure that they reserve the correct room for their requirements, the correct dates are reserved and that guests can arrive before our latest check in time.  Due to booking sites terms and conditions a one night non refundable deposit will be charged at time of booking and any amendments  or cancellation will be charged for. We are unable to refund any deposits due to guests booking incorrectly using such sites.
  19. Our check in times are 11am-1pm or 5pm-9pm. We do ask guests try to check in during these times, however, with prior agreement between ourselves and the guests we can be flexible. Without prior agreement, guests will be charged if they arrive after 9pm and no refund given if we are closed when the guest arrives.

WE ARE FULLY NON SMOKING IN ACCORDANCE WITH SMOKEFREE LAW 2007. GUESTS FOUND SMOKING IN THE ROOM WILL BE ASKED TO LEAVE IMMEDIATELY WITH NO REFUND GIVEN.

WE HAVE A ZERO TOLERANCE TO DRUG USE IN OUR GUEST HOUSE, ANYONE FOUND USING OR EVIDENCE THAT DRUG USE HAS OCCURRED WILL BE ASKED TO LEAVE IMMEDIATELY WITH NO REFUND GIVEN. PERSONAL INFORMATION WILL BE FORWARDED TO THE POLICE.
